Getting Show-Ready

Understanding an Offer

When an offer comes in, here's what you're actually looking at.

Price
The price offered is rarely identical to your asking price. Your sales representative will help you weigh it against current market conditions.
Deposit
A deposit shows the buyer's good faith and is applied toward the purchase price at closing. Your sales representative will advise you on whether the amount offered is appropriate.
Terms
The total price offered along with the financing details, whether the buyer is arranging their own financing or asking to assume your existing mortgage.
Conditions
Common conditions include subject to home inspection, subject to the buyer obtaining financing, or subject to the sale of the buyer's own property.
Inclusions & Exclusions
What's included or excluded from the sale, such as appliances, window coverings, or other fixtures.
Closing or Possession Date
The day the title legally transfers and funds are exchanged, generally, with a few province-specific exceptions.

  • Set up utilities, internet, and cable at your new home for possession day
  • Forward your mail and send change-of-address notices
  • Cancel or transfer memberships, subscriptions, and local services
  • Update the address on your driver's license
  • Arrange transfer of medical, dental, and other records
  • Make special arrangements for pets, plants, and valuables
  • Safely dispose of flammable liquids before moving day, since movers can't transport them
